OPM Group, the West Yorkshire based labelling and packaging experts, have signed a 10 year lease on the Towngate Group owned property, "The Colour Box", at 55 Gelderd Road, Leeds, LS12 6TG.
This has been a strategic move for OPM, who, up until their relocation to Leeds, had been operating out of two sites in Keighley and Bradford (the stand alone production site at Keighley remains in operation).
Having recognised the need to expand into more spacious, modern surroundings, in keeping with their highly successful, multi award winning image, they carried out a thorough search of the area and selected 55 Gelderd Road as the ideal location. The property is situated just North of Junction 1 of the M621 motorway, which provides access to the M62 motorway. The M1 motorway is 1.5 miles away and Leeds City Centre is approximately 2 miles down the road.
The property comprises a 54,767 sq ft industrial / warehouse unit with 2 storey office accommodation and benefits from a large power supply, 6 dock level loading doors and 2 ground level loading doors, a 7m eaves height, a generous, secure and self contained yard and staff car parking area.
OPM's use of space within the unit is highly innovative and, along with their fully integrated MIS system, provides a modern, forward thinking working environment allowing easy access and communication links to the shop floor, customer facing, finance, Quality Control, technical and management departments.
It was necessary at the outset, for OPM to carry out work to upgrade the unit and as a result, have been successful in obtaining accreditation in complying with the relevant standards, to ensure proper product environment for the production of packaging/labelling for the Healthcare, Personal Care and Food & Beverage industries. They have additional plans to further enhance the site, including the installation of a security gatehouse and a historical giant photo wall mural of early printing presses in operation, to be displayed within the newly created and refurbished, reception area.
Chris and Sue Ellison of OPM stated "We are thrilled to be in occupation of the property, with all departments and machinery now fully operational. The move has been relatively smooth with few hiccups and our customers/partners in most cases, were unaware of our relocation until it was complete. This is down to the dedication of our employees, and the continuation of production via our operational unit at Keighley working tirelessly to keep us going during the transitional period. We now have the space, systems and infrastructure to move forward with our plans to further expand our product range, thus continuing to build on the solid OPM name."
OPM manufacture products for many leading blue chip companies, famous brands, contract packers and industry worldwide, supplying key market sectors including Food & Beverage, FMCG, Personal Care, Automotive, Household and Healthcare among many others. Tom Lamb, Associate and industrial property specialist with Knight Frank in Leeds, said: "This is a very significant letting which is a resounding endorsement of the quality of Towngate's property. The size of the letting is also a sure sign that confidence is returning to the industrial property market in West Yorkshire. We are proud to have worked on this deal".
John Wignall, Property Director, Towngate Plc, stated: "We are delighted to welcome OPM as tenants to the property and look forward to working with them".
