Insight & Advice: How To Make A Success of The Landlord & Tenant Relationship in Commercial Property

Here at Towngate we pride ourselves on building positive working relationships with our commercial property tenants by always taking the ‘face to the name’ approach. As an SME company, we as commercial landlords are in the fortunate position of being able to offer our tenants a friendly and personal service, where they know a familiar face is always at hand. Annual tenant visits, carried out by our Marketing Manager, Julia Ford are a key part of building and subsequently maintaining those landlord and tenant relationships and feedback from our tenants has always shown that it is something they value and appreciate.       

Commercial property lettings, as opposed to residential lettings are far more complex and vary greatly in terms of lease agreements and where the responsibilities of both the landlord and tenant lie; so it is important that both parties are aware of the conditions of the lease and are happy with them before entering into an agreement.

All industrial tenants will start their search for a suitable property with specific requirements in mind; the space they choose must work well for them as a business in order for productivity and profitability to thrive. These could be something as obvious as the size of the property they require or ensuring ample parking to accommodate each member of staff, through to more specific needs such as loading docks for companies operating frequent lorry deliveries.

In our post covid world these requirements may also be based more around flexibility for their staff and as we all work towards a greener future, requirements centred around ESG and sustainability are becoming more and more vital. Properties offering the latest in technological advancements will inevitably reduce costs for the tenant and conserve energy for the planet, whilst properties set within natural, eco-friendly environments are a pull for boosting employee wellbeing. Having our own Head Quarters based within the parklands of Brighouse, we can certainly vouch for the benefits of working within nature.
